Property Prices in Poland 2026: Warsaw & Major Cities
Property prices in Poland continue to rise in 2026, although the pace of growth has slowed in some major cities.
According to GUS, property prices increased by approximately 6% year-on-year in Q1 2026. New properties rose by 6.8%, while resale properties increased by 5.2%.
How Much Does Property Cost in Warsaw?
Warsaw remains one of Poland’s most expensive property markets.
In Q1 2026, the average resale property price in Warsaw was approximately PLN 16,400/m². In Poland’s other six major cities, the average was around PLN 11,900/m².
For new developments, prices are higher. According to CBRE, the average asking price for new properties in Warsaw reached approximately PLN 19,405/m² in Q2 2026.
Prices vary depending on:
- Location and district
- Proximity to metro and public transport
- New-build or resale condition
- Apartment size
- Building quality
- Renovation requirements
Asking Price vs. Actual Sale Price
One important point for buyers is that asking prices and actual transaction prices can differ.
In Q1 2026, CBRE reported an average asking price of approximately PLN 19,358/m² for new properties in Warsaw, compared with an average transaction price of around PLN 17,449/m².
For this reason, buyers should look beyond property listings and research actual transaction prices where possible.
Buying Property in Poland as a Foreigner
Foreign buyers may be subject to different rules depending on their citizenship and the type of property.
Before purchasing, it is important to check the property’s legal status, required documentation, taxes, transaction costs, and any necessary permits.
What Should Buyers Consider?
The price per square metre is only one part of the decision.
A proper property analysis should consider:
Price + Location + Rental Potential + Building Quality + Transport + Total Purchase Costs
For international buyers, analysing individual districts and developments can be more useful than relying only on city-wide averages.
